Certificate of Title

A certificate of title is the paper record and legal document of who owns a particular property and if there are any legal interests in the property. Ownership can be by an individual, a multiple number of people or a company. The interests noted on a title vary but include:

  1. mortgage information,
  2. easement information,
  3. covenant information,
  4. transfer information,
  5. consent notices.

Other information shown on the certificate of title are:

Each Certificate of Title has a unique identification number. On recent certificates the certificate of title reference is numerical, such as 12345 or 765432.

On the older certificate of titles, generally prior to 2000, a certificate of title would have the land district identified prior to the certificate number. Examples are SL2/123 (SL = Southland) or NA2/123 (NA = North Auckland).
