Boundary Adjustment Survey

A Boundary Adjustment in New Zealand is a survey to amend the common boundaries between 2 or more separate titles.  The boundaries are rearranged in order to reflect an agreement between two neighbours. This type of subdivision still has to go through the full subdivision process with Council. Some examples of boundary adjustments are as follows.

Example 1 - Fence between two farms does not match the existing boundary

The boundary between the two farms is an old river bed, which has been redirected about 50 years ago. Now the boundary is merely a wiggly line impractical to fence. Since the river was redirected a fence has been built straightening the position. It is more practical for the boundary between Lots 1 and 2 to be made into useable straight lines. Hence a boundary adjustment survey can legitimise the existing land use and avoid any future disagreements.

Example 2 - A building encroaches over the boundary between two properties

The shed is built partially over the neighbour's boundary, and so the boundary is adjusted to match the existing situation. Adverse possession rights may also apply in this situation.
